NOTE: PUBLIC DISCLOSURE IS OCTOBER 13-OCTOBER 19, 2020. Preliminary property values are available for review October 12, 2020 through October 17, 2020. This is your opportunity to see your new property value, ask questions, or request changes prior to final State certification.
The Northborough Board of Assessors is completing its 5-year certification program with the Massachusetts Department of Revenue to reassess all properties. The State’s audit certifies that assessed values were derived using accepted mass appraisal practices to reflect “Full and Fair Cash Values” that are uniformly and equitably applied to all properties. Market sales in calendar year 2019 were used to determine the assessments as of January 1, 2020 for Fiscal Year 2021. (Please note that calendar year 2020 real estate sales and market conditions will not be reflected until next year, Fiscal Year 2022.) On October 1, 2020 the Town received preliminary certification from the State. The new assessments resulted in the following average percent changes, though individual properties may vary significantly from the average:
Residential Property 0.56 %
Commercial/Industrial 4.31 %
Personal Property -10.64 %
